Brian’s journey in real estate didn’t start in a classroom — it started at the kitchen table. At age 25, he took a job meeting with home sellers face-to-face, presenting offers on how the company could buy their houses fast. For two and a half years, he saw 2–3 sellers per day, 5–6 days a week — that’s thousands of direct seller interactions.[citation:3]

  1. Learn to close motivated sellers first. Before marketing, before websites, before anything — learn how to present and close.
  2. Get a good attorney. Understand the legal conventions where you do business. New York is not PA, and AZ is not CA.
  3. Get your business entity in order. Proper structuring protects your assets.
  4. Do free and cheap marketing to sellers. Start small and scale up.
  5. Stay on terms deals. Lease options, subject-to, land contracts, and rent-to-own exits.

Brian emphasizes that wholesaling is not a good start for new investors. Instead, he recommends closing a seller on a lease option and selling the paperwork to a tenant-buyer for 3–5% — which he says is WAY easier.[citation:3]

One of Brian’s signature teaching methods is what he calls the “What If” step in seller negotiations. This technique, which he learned from mentors Peter Conti and David Finkel, helps investors uncover creative deal structures that sellers might not have considered.[citation:12]

Example: A seller wants $1 million for a property with an NOI (Net Operating Income) of $80,000/year.

The “What If” approach: “Mr. Seller, would you be open to getting a guaranteed NOI payment for five or six years and then getting paid out at the end?”

This opens the door to creative structures like master lease options, installment sales, and seller financing.

Brian emphasizes that most sellers just want cash — but by asking “what if” questions, you can uncover opportunities for win-win creative deals.

  1. Study legal conventions where you do business — every state is different.
  2. Buy the agent books for your state and learn the local realtor contract.
  3. Visit a title company and learn conveyancing of title.
  4. Get a CPA who owns commercial and residential rental real estate as personal investments and LOVES REI.
  5. Go to every meetup and real estate investor association meeting you can.  You find friends and partners and private lenders there.
  6. Get a business card that says: “I BUY, SELL and LEASE HOUSES. No Problem too big.”  I like business names that have the word “Solutions”, it means you look for problems.

Brian’s core message: “Without DOING you are guaranteed to fail.” Fear and doing nothing avoids true commitment to learning. The investors who succeed are the ones who take action.[citation:3]
